The Buying process We ensure all our clients receive clear information whilst considering and purchasing a property, taking you through each stage of the purchase step-by-step, to the completion of the final contract.
If you find a property you like? We shall clarify the entire process and make sure you understand all the legal procedures and costs. In Italy, the selling and purchasing of properties are carried out by a Notary public, who will carry out searches on the property and will check it is free from any mortgages or debts.
All clients must feel protected from any possible risks, therefore we advise you to consult a qualified professional, such as a Geometer, Architect or lawyer, prior to the purchase, to verify all the documentation, especially if the property includes land. We can recommend reliable professionals.

Compromesso The initial stage is the drawing up of a legal contract, the compromesso, in which either party promises to buy or to sell. A deposit will need to be put down at the time of making the compromesso.
The compromesso protects both parties, if the vendor pulls out of the sale, he will have to pay to the buyer double the deposit amount and, if the buyer to pulls out, then he will then lose the deposit already paid. The percentage of this deposit can vary and is generally agreed between both parties, however 15% to 30% is generally an acceptable amount to put down at the compromesso stage..
At this stage our fees are also paid.

What does the Compromesso show?

Final contract / Deed Completion of the contract takes place, on the agreed date, in front of the Notary Public, with both parties -Vendor and Buyer- signing the Deed. We shall accompany clients through all of the buying stages being present at all times, offering attentive assistance and explaining what is happening throughout.
The balance of the purchase price is paid to the Vendor and also the Notary Public's fees are paid, plus any Government taxes that are due.

Role of the Notary The safety and guarantees on the property which is being bought is given by the Notary, who is - under Italian law as for all countries which are governed by civil law, the legal professional by excellence – whilst for countries with common law systems, the legal professional by excellence is the lawyer.
The Notary on the other hand, within the context of civil law, maintains a third party position of neutrality and has the added capacity to confer legal status to transactions done in his presence, not the case for the British solicitor.
